The second quarter and year to date real estate statistics for La Plata County show we are experiencing an inventory crunch.  Compared to last year at this time, the inventory of listings is down; - 3.4% for single family homes and -3.3% for condos/townhomes.  Because of this reduction, the number of home sales is down -18% in-town Durango, over -30% in Bayfield, and -4.5% overall for the County.  Median price increases continue, partially because of the crunch, and stand at 6.4%, or $385,0... read more

Third Quarter La Plata County Statistics

The newly released MLS third quarter and year-to-date La Plata County real estate sales statistics shows our inventory crunch continues. The decrease in sales directly correlates to fewer listings available in the marketplace.  In other words, less choice for buyers equals a decline in sales. Overall, residential sales are down 2.2% compared to 2017, and new listings are down by 2.8%. November 2nd already, where has 2018 gone?! Still, so much to look forward to. The air is crisp, there is snow on the mountains, and so we look forward to things like Purgatory Mountain opening day and The Polar Express returning.

So why the 'Lucky Dog' Blog?  Maybe I am slightly obsessed with my mini Aussie, Lucky.  Durango is a dog town, I am a dog person, and we are surely living our best life here in SW Colorado.  Durango Colorado living has so much to offer, including some of the best trails in the world and 350 days a year on average to enjoy them. Buyer and Seller beware - Radon is a colorless, ordorless gas that you won't know you have unless you test!

Radon is commonly high in Durango, Bayfield, Southwest Colorado in general. I always recommend my Buyers test for it and ask for it to be mitigated if it comes back high, as it is the #1 cause of lung cancer in NON-SMOKERS.
